Property management
One Bangkok team for positioning, tenants, guests, cleaning, maintenance and owner reporting.
Discuss my propertyGood management is a repeatable operating system around your apartment.
BKKAPT helps owners turn a property into a dependable furnished rental without coordinating every enquiry, clean, handover and repair themselves.
We first assess the property, building rules and owner goals. Then we recommend the most practical operating route: furnished monthly stays, a conventional long-term tenancy, or legally permitted short stays.

Lead response, qualification, viewing coordination, market feedback and practical price recommendations.
Move-in condition record, resident communication, issue coordination, renewal planning and move-out.

Listing, pricing, guest messages, check-in, cleaning and issue response for properties with the correct operating permissions.
A clear operating history for occupancy, resident matters, cleaning, repairs and agreed property expenses.
The operating route
The best strategy balances legality, building rules, demand, owner involvement and the apartment itself.
| Route | Typical stay | Best suited to | BKKAPT role |
|---|---|---|---|
| Managed furnished | 30 nights+ | Flexible, move-in-ready homes | Full setup and operations |
| Long-term rental | Usually 12 months | Stable conventional tenancy | Leasing and ongoing management |
| Short stay | Under 30 nights | Only permitted properties | Airbnb and guest operations |

The management plan defines the rental route, responsibilities, approvals and fee proposal for the exact property.
Fees depend on the operating route, property readiness and services required. We assess the apartment first and provide a written scope and proposal before onboarding.
No. Short stays depend on Thai requirements, building rules and the property’s permissions. We only offer short-stay operations after confirming an appropriate route.
We agree an approval process and spending threshold with the owner. Larger non-urgent work is quoted and approved before proceeding; urgent issues follow the agreed response plan.
Owner updates cover the agreed operating information, resident matters, cleaning, maintenance and approved expenses, with supporting records where applicable.
